Ethos Development Partners is a team of experienced developers and consultants that assists for-profit and nonprofit organizations seeking to engage in transformative housing, commercial and community development initiatives. Our values and expertise ensure that our clients achieve their development goals.

Ethos carefully evaluates the needs of each client’s project and then brings together the skills necessary to select and manage development teams, develop project budgets, secure government and private financing, and provide project management from the predevelopment stage through project completion.

Launched in 2014, Ethos is proud to have assisted a number of nonprofit and for-profit organizations in achieving their real estate development goals, resulting in the development and preservation of over 500 housing units to date.

Most recently, Ethos has expanded its work to New Mexico and Colorado where it is working with local nonprofit organizations and a public housing authority to develop affordable housing for vulnerable populations.

In addition to affordable housing projects, Ethos assists clients with New Market Tax Credit financing. It is currently working with the Wayne County Community Action Agency to renovate an existing school in Highland Park, Michigan for expanded Head Start and other community programs. In Flint, Michigan, Ethos is working with the North Flint Reinvestment Cooperation to develop a cooperatively owned grocery store.

The Bell Building

The Bell Building project was an extraordinarily complex transaction that used a variety of financing tools including Low Income Housing Tax Credits, Federal and State Historic Tax Credits, State Brownfield Credits, New Market Tax Credits, HOME funds from the City of Detroit and Wayne County, CDBG funds from the City of Detroit, and major grants from the Kresge Foundation and the McGregor Fund. The Bell Building was the recipient of the following local, state and national awards:

  • Governor’s Award for Historic Preservation
  • Michigan Historic Preservation Network’s Building Award
  • LISC Detroit’s 2013 Award for Excellence in Real Estate Development
  • National Housing & Rehabilitation Association’s 2013 Award for Most Advanced Financial Structure
  • American Council of Engineering Companies of Michigan’s Merit Award
  • Engineering Society of Detroit Construction and Design Award
  • Brick in Architecture Award Program
